Housing Rehabilitation Program

A helping hand to improve the safety of your home!
Eliminating safety and health code violations in single-family, owner-occupied units!

Target Population:	Eligible homes must be single-family, owner-occupied units, and suitable for rehabilitation within funding limits. All property taxes must be current, and the property must be clear of all liens and judgments (other than mortgages). Property owners must have a favorable credit record and maintain homeowners insurance. All eligible households must meet established income guidelines.
Service Offered:	The Madison County Housing Rehabilitation Programs correct housing violations, improve energy efficiency, provide a safer and healthier environment, and reduce the maintenance burden for low and moderate-income homeowners. Housing Rehabilitation funds must be used to eliminate safety and health violations, which may include lead hazard reduction, heating, plumbing, electrical, painting, and roofing. After rehabilitation, the property must meet HUD’s minimum Housing Quality Standards. Emergency Rehabilitation may be available if serious safety and health violations immediately threaten residents.
Required Documentation:	Proof of gross income from all household members for the 12 months prior to application date; Proof of ownership Proof of homeowners insurance
Funding Sources:	Housing Rehabilitation assistance is provided by deferred payment loans which are repaid when the property is sold or ownership is transferred, or the owners no longer occupy the home as a primary residence.
